Security/Holding Deposit Info: A returnable $500* security/holding deposit is necessary up front to do a reservation hold on a unit, along with a signed "Contract", located here in print-out form. The Renter's $500* holding/security deposit is absolutely non-refundable if he backs out at a later time. The only way the Renter would have a chance on a refund of his or her holding deposit, is if the Owner had another Renter ready to take the Apartment at the same rate. An Apartment's space cannot be held until the Owner recieves an absolute verbal confirmation that the holding deposit and contract is "ready to drop in the mail". At that point, the Interested Party is to call the Owner and the Owner will block it and give the Renter 5 business days for the mail to be delivered. By then, if the Owner has not recieved the holding deposit, its hold will be released and it will go to any "waiting" interested groups automatically. After paying the holding/security deposit of $500*, the actual rent (plus tax) is all due at least 30 days prior to "move in" date. If the "payment-30-days-prior-to-move-in" is not made, the Renter forfiets the holding/ security deposit and will not be entitled possession of the apartment. Only checks, money orders, and cashiers checks, are accepted for payment. Special Note: June weeks book early and rent first by getting the initial $500* holding/security deposit to the Owner will all go down more successfully if the group "leader" or parent sends the $500* deposit check immediately, and then gets the others to pay he or she a bit later. For the Renter to be assured the holding/security deposit gets to the Owner on time, spend $13.65 at the Post Office and "over-night" it. We will sign & send one of the contracts back to you as your reciept that we recieved your security deposit, and that everything was correct and good to go. Print this entire rental Contract/Agreement TWICE, from top to bottom. Fill out both copies and mail it with the $500* holding/security deposit check. Also, include a self addressed and stamped return envelope so the Owner can send back a signed copy.
